Booking terms


Your contract for the stay is with Slavica Svilar. Booking.com and any other platform you may have used are intermediaries; they are not your host.

A booking exists when we confirm it, not when you request it. The confirmation states the apartment, the dates, the number of guests and the price, and it is those details that bind both sides.

What you book

A whole self-catering apartment for a stated number of guests, not a room in it. The apartment is yours for the dates confirmed and nobody else is placed in it.

The number of guests on the confirmation is part of the contract. It is what the price was calculated on, what the property is registered for, and what we are required by law to report. If more people arrive than the confirmation states, there are two cases:

Tell us in advance either way. A change is easy; a doorstep conversation is not.

Children of any age are welcome. A child aged three or over counts as a guest and is charged as one. One infant per apartment does not count towards the guest number. The lead guest must be at least 18.

Payment

We accept cash, and we intend to keep accepting it — some guests arrive with the stay in cash, others with a card and fifty euro in their pocket, and neither should be turned away.

Card payment is being introduced for the 2027 season. When it is live, cards will be accepted at the property and by payment link, processed by Stripe. We will never see or store your full card number. Until then, payment is in cash on arrival.

Where card payment applies to your booking, the paragraphs below will apply to it.

By giving us your card details you authorise us to charge that card, without asking you again, for:

  1. the accommodation charge, when it falls due under the rate you booked;
  2. any amount payable under the cancellation and refund policy below, including the no-show charge;
  3. damage or loss for which you are liable, up to the amount pre-authorised;
  4. unpaid extras — tourist tax, an extra bed, a pet charge, or an extra guest.

We will email you before making any charge under points 2, 3 or 4, stating the amount, what it is for, and the clause it is made under. You keep every right to dispute it with us and with your bank.

Where you booked through Booking.com, this does not apply — Booking.com's own payment terms govern, and any charge is collected the way Booking.com collects it.

Damage

You are responsible for the apartment while you have it, and for everyone staying with you. That means damage beyond ordinary wear, items missing at check-out, and the cost of making good — but not the small accidents that are part of people living somewhere. A broken glass is not damage. A broken door is.

Once card payment is live, we will place a pre-authorisation of €150 on your card at or before check-in. The same amount applies to every direct booking — there is no list of guests we trust more and no judgement made about you at the door.

A pre-authorisation is a hold, not a payment. The amount is reserved by your bank and no money leaves your account. It is released after check-out once the apartment has been seen. If we find damage, we tell you what it is and what it costs before we charge anything against it, and you may ask for photographs and, where work was done, the invoice.

If something breaks, tell us. Damage reported honestly is handled reasonably.

Arrival, departure and registration

Check-in 14:00–23:00. Check-out 07:00–10:00. Please tell us your expected arrival time before you travel, and tell us as soon as you know if it changes.

We are required by law to register every guest with the Croatian eVisitor system, including children. You must present a valid passport or identity card for each guest on arrival. This is a statutory obligation on the host, and we cannot accommodate a guest who cannot be registered. Maximum stay is 90 nights, an eVisitor limit.

House rules

The apartments sit in a building with neighbours and other guests, and the rules exist for them as much as for us.

These are the rules published on our listing. They are the same rules wherever you booked.

What we are responsible for

We are responsible for providing the apartment as described and in a fit state. Where we fail, you have the remedies Croatian consumer law gives you, and nothing here limits them.

We are not responsible for things genuinely outside our control — weather, a regional power or water failure, road closures, or a change in your circumstances. Take out travel insurance; it is cheaper than any of the outcomes it covers.

Cancellation and refund policy


These terms apply to every stay, however it was booked. Where you booked through Booking.com, the same terms apply but are administered through Booking.com's own system. If a platform showed you terms that differ from these, the terms you were shown when you booked are the ones that apply to you — we do not use this page to take away something you were promised elsewhere.

You choose which one you book. The saving on the non-refundable rate is the price of giving up the right to change your mind — if you are not certain of your dates, book the standard rate.

Standard rate

Count back fourteen days from the day you arrive, not from the day you booked.

Arrival Saturday 17 July → the deadline is 23:59 on Saturday 3 July. Cancel at 23:58 on 3 July and you pay nothing. Cancel at 00:01 on 4 July and 50% is payable.

Tell us if you are delayed. A late arrival we know about is not a no-show. A phone call costs you nothing and can save you the full price of the stay.

Non-refundable rate

Booked at 10% below the standard rate, in exchange for certainty on both sides. If you cancel, do not arrive, or shorten your stay, no refund is due at any point — including more than 14 days before arrival. The dates cannot be changed, and a request to move them is a cancellation like any other.

If your plans are not firm, the standard rate costs 10% more and lets you walk away for nothing up to 14 days out. This does not affect your rights where we cancel, or where the law gives you a remedy that cannot be signed away.

Leaving early

If you check out before the end of a booked stay, the remaining nights are not refunded, whichever rate you booked. The nights were held for you and can rarely be re-sold at short notice.

If we cancel

We cancel a confirmed booking only if the apartment genuinely cannot be used — fire, flood, a failure of water or electricity we cannot repair in time, or a legal order. In that case you get the whole amount you have paid back, with no fee of any kind, and we will help you find comparable accommodation nearby. We do not cancel a confirmed booking because we could have sold the dates for more.

Refunds

A refund goes back by the same method you paid, to the same card or account, and we start it within 14 days of accepting the cancellation. How long it then takes to appear is your bank's business rather than ours.

Tourist tax

Croatian tourist tax (boravišna pristojba) is payable per person per night actually stayed. It is never charged on a cancelled stay and never forms part of a cancellation charge. If it was collected in advance, it is refunded in full, even on a non-refundable booking.

No 14-day withdrawal right

EU consumer law gives a 14-day right of withdrawal on most distance contracts. Accommodation booked for specific dates is excluded from it — Article 16(l) of Directive 2011/83/EU, as applied in Croatia. Your right to cancel is the one set out above, which on the standard rate is more generous than the statutory right would have been for most bookings.

These terms are governed by Croatian law and the Croatian courts have jurisdiction.
